Beyond the Playbook

History has seen its fair share of extraordinary thinkers who were generalised specialists. Shakespeare, Da Vinci, Kepler, and Jobs excelled by branching out and pivoting the course of history. On the other hand, core specialists like Hippocrates, Fleming, Hawking, Wright and Einstein have been instrumental in laying groundwork for future advancements.
Hustle alone—without the curiosity and passion to go “beyond the playbook”—can result in transactional success but not transformational impact. True passion in real estate often comes from solving complex, cross-disciplinary problems, which generalist leaders are well equipped to handle.

Many organisations’ “hustle culture” values rapid, playbook-driven execution, and lacks adaptability and genuine passion for innovation beyond established norms. This approach can yield consistent results in stable, mature markets, but may falter when faced with challenges, or the need for creative deal structuring—common in Indian corporate real estate.
Hedgehog, the specialist, has one perspective on the world, and fox, the generalist, has many different viewpoints. Versatile Generalists often thrive in environments where projects are varied and unpredictable. They are valued for their flexibility, ability to manage diverse portfolios, and capacity to adapt to new challenges. They’re the ones who can move seamlessly between functions—leasing, acquisitions, compliance, design, services, programme and market strategy—connecting dots. Their value lies in their ability to spot opportunity where others see none. Specialists, by contrast, bring a depth of expertise that is indispensable when the situation calls for precision. Whether it’s navigating the intricacies of local regulations, structuring a complex financial deal, or managing the technical demands of a specific asset class, specialists ensure that no detail is overlooked. Their focus delivers the rigor and reliability that high-stakes transactions demand.

The real game-changer in client solutioning, however, is not choosing one over the other, but blending both perspectives. And the most successful organizations often blend both mindsets—leveraging specialists for depth and generalists for breadth and innovation to see the possibilities beyond the obvious. Together, they create solutions that are not just effective, but transformative—delivering value that goes well beyond the playbook.
