Why Carbon-Smart Warehouses Will Command a Premium

JLL’s latest industrial outlook shows that 65% of new warehouse and logistics space now carries a corporate carbon-reduction mandate, driving a land rush for sites that can support on-site renewables, EV truck charging and low-carbon construction. The report argues that owners who can deliver “decarbonization-ready” facilities will be able to nudge rents higher while boosting asset values through green-finance incentives.

 

Occupiers negotiating big-box leases should press landlords on power sourcing, embodied-carbon data and incentive sharing. Locking in green infrastructure today could future-proof distribution networks against tightening Scope-3 targets.
