Welcome to the China Chapter!

The management of corporate real estate and the aligning of the real estate strategy with the corporate strategy is a decisive factor for the success of a company. CoreNet Global brings together the corporate real estate providers with related service providers and developers. This makes it a unique platform for knowledge sharing amongst members and guests and for commonly tackling the challenges of the corporate real estate business.

 

China is one of the fastest growing countries in the world and its real estate plays a major role in this development. Having the right real estate strategy, knowing the market developments, finding the right partners is crucial in this quick moving market. We have two CoreNet Global China chapters in Beijing and Shanghai – each chapter holds a monthly meeting highlighting the latest trends in the Corporate Real Estate industry and it also serves as a networking platform for members and non members to meet on a regular basis. Our China Chapter currently has around a hundred members with a mix of corporate end users, service providers and developers / investors covering the whole range of industries.

More than 50 China Chapter members and supporters attended the year-end party on 18 December at Haworth Beijing Office.   The evening's highlight was the 'Lucky drawing', which was appreciated by everyone.   We thank our gift donors: Siemens, Savills, Adrianse, Cotik, CB Richard Ellis and Kokuyo.

“Bringing LEED to China"

The green building market is growing rapidly in China and many such projects are seeking LEED - the official green building rating system of the U.S. Green Building Council.  In his presentation, Dr. Langer provided an overview of the LEED rating system and green building market in China.  He discussed the drivers motivating multinational corporations and real estate developers to pursue green building projects, design strategies and technologies and the costs and economics benefits of developing green buildings in China.

“Realizing Building Sustainability in China”

      Sustainability is becoming a worldwide trend for building development.  In China, how to reduce the energy consumption or the CO2 emission is now the most pressing issue.  Guest speakers discussed what sustainability means and how effective design approaches and construction site management can be applied in local context to achieve the requirements of these schemes, focusing on the key issues at various stages of building development to achieve sustainability objectives.

“Want a 500,000sqft Campus built for free?"      
 
 -  Mark Hourigan, Greater China Director of Real Estate, Nortel

 

Nortel recently relocated all its operations from downtown Beijing to a new proposed building campus in the East of Beijing and combined R&D and office facility is 500,000sqft with a capacity of around 2,000 staff. The Campus was conceived in late 2003 as a 3 Phase development. The project was constructed under a Development Agreement that relieved Nortel of a direct role in financing the project (though a more typical market approach would have been for Nortel to directly develop the site).  The Development Agreement approach has many advantages but need to be balanced against risks.

“Work Life Balance and Will Feng Shui Help?”

Mr. Alex Lam, VP Global Learning Asia, CoreNet Global, discussed with the CoreNet Global China Chapter meeting attendees the importance of work life balance and causes of the imbalance. Alex also explored the methods to achieve work life balance, including using Feng Shui philosophy.

"Setup of New Locations - Regionalization of Siemens Real Estate"

Guest speaker Christian Costabel presented the scope of Siemens Real Estate in China with a focus on the challenges and experiences of a corporate real estate provider going into the regions and setting up a regional organization in China. He covered topics such as choosing the right location from a real estate perspective, regional differences and management of remote locations.

10th April 2007, Beijing 
"Want a 500,000sqft Campus Built for Free?" - Mark Hourigan, Greater China Director of RE, Nortel

   

 

Over 50 people enjoyed the presentation of Mark Hourigan, director of real estate in the Greater China, Nortel, who has been working in the Asian Corporate Real Estate market for the past 18 years.

 

Nortel recently relocated all its operations from downtown Beijing to a new proposed building campus in the East of Beijing and combined R&D and office facility is 500,000sqft with a capacity of around 2,000 staff. The Campus was conceived in late 2003 as a 3 Phase development. The project was constructed under a Development Agreement that relieved Nortel of a direct role in financing the project. Mr. Hourigan introduced this new Nortel Campus and shared his experiences in developing the site with the audience.

 

Following the presentation, the participants enjoyed a light buffet dinner and lucky draw session sponsored by Savills.

 

20th March 2007, Beijing 

  

 

The monthly China Chapter (Beijing) event was held in the evening of 20th March 2007 at the 5/F China Life Tower.  Approximately 52 CoreNet Global members and candidate members participated in the event, and enjoyed the evening together.  China Chapter Chair Mr. Meng-Chew Ching opened and chaired the event.

 

Mr. Glenn R. Wing, senior interior design project manager, HOK International (Asia/Pacific) Limited presented a recent popular topic in the Corporate Real Estate (CRE) industry – “Designing a Sustainable Workplace”. Major qualifications and achievements of Mr. Wing in the industry are:

l         over 20 years of in-practice and project management experience on interior and architectural projects covering corporate, commercial, residential, retail, media and hospitality sectors regionally and internationally

l         as a Senior Interior design Project Manager of HOK International (Asia/Pacific) Limited, Mr Wing approaches and delivers his projects with effective communication, facilitation and leadership skill sets. He is responsible for overall management of projects, liaison with clients and consultants, project administration, co-ordination, budget and schedule control.

l         as an active member of CoreNet Global, Mr. Wing graduated from the Columbia University with a Master degree of Science at Architecture & Building Design

        

19th March 2007, Shanghai

 

Taking an attractive topic on “Working, learning and living in the 21st century – future office buildings and future homes”, the China Chapter (Shanghai) event was opened by the President of Haworth who also sponsored the event held at the Haworth Shanghai Creativity Center on the 19th March 2007.

 

Over 50 participants from different companies in the Corporate Real Estate (CRE) industry took part and shared a cheerful evening together, and brought from the event new knowledge and network back to their work life.

                                                                                                                                                     

The presentation was delivered by Mr. Andrew Harrison, who holds the position of Director Research and Learning at DEGW.  Mr. Harrison together with all the participants actively explored the blurring of boundaries between working, living and learning environments enabled by ICT and the implications of the trend of property investors and developers as well as for organizations implementing distributed workplace strategies.

 

Major qualifications and achievements by Mr. Harrison in the CRE field include:

l         leader of the Research and Methods and Learning and Cultural Environments teams at DEGW

l         project director for the European Commission support research project ‘Sustainable accommodation for the new economy’, with received Euro 5.5 million funds and involved 7 partners from 4 countries of the past 2 years. The project objective of the research is aimed to develop new models and tools for the European workplace

l         a member of the EC Advisory Group on New Working Environments supporting the Information Society and Technology Directorate and a member of the Design Council’s Advisory Board on the Building Schools for the Future

l         a member of the Executive Board and Policy Focus Group of the Intelligent Building Group

 

8th February 2007, Beijing

 

On 8th February, the China Chapter held its first event of 2007 in LG Twins Tower, Beijing. The speaker, Christian Costabel, President , Siemens Real Estate China Group, spoke about Setup of New Locations - Regionalization of Siemens Real Estate”. Mr. Costabel came to China in 1999 and was head of Siemens Internal Audit until 2004. Prior to China, he had assignments in Germany and several Eastern European Countries.

 

A record attendance of over 65 professionals in Corporate Real Estate (CRE) enjoyed the excellent hour-long presentation and the subsequent extensive networking opportunity. As one Chapter leader said, “The impact of CoreNet Global in Beijing gets bigger every time. More and more professionals in CRE know CoreNet Global and attend its events regularly.”

 

 Mr. Costabel presented the scope of Siemens Real Estate, which is the corporate real estate provider to Siemens in China. The Group is very important and manages offices in more than 60 cities throughout China. They run major investment projects including new office buildings in Beijing and Shanghai, and with a total investment volume of 190 Million. EURO.

 

The presentation was very useful for better understanding the challenges and experiences of a corporate real estate provider when developing a business in the regions and setting up a regional organization in China. Mr. Costabel covered the issues such as choosing the right location from a real estate perspective, the regional differences and the management of remote locations. 

19th December 2006, Christmas 'Feng Shui' Party 

Over 45 Corenet Global members and prospective members attended the China Chapter Chrismas party in Beijing. This year's Christmas event had a special fengshui touch to it. Teemu Vuori, Design Manager of Adrianse Group, gave a short introduction to the basic principles of Chinese fengshui.

 

Vuori explained how this ancient Chinese study of the natural environment, can determine the best or most favorable location for anyone (at the office, at home etc.). He gave a brief introduction to its underlying principles, such as: yin and yang and the Five Elements (Fire, Earth, Metal, Water, and Wood).

 

The state-of-the-art ambience of the ‘House in the Park’ ?no doubt, also adhering to the rules of fengshui itself? created a perfect setting for informal talks and networking, and helped this event to become a successful and festive occasion.
