Under new accounting standards proposed by the International Accounting Standards Board (IASB) and the US Financial Accounting Standards Board (FASB) slated to be issued in 2011, companies could receive a massive shock as all leases of real estate and equipment will have to be capitalized on a company's balance sheet. The challenge facing many companies is in determining how the rule change should affect lease decisions and structures going forward. Fundamental questions arise: Should a shorter lease term be negotiated? How does the accounting affect the lease vs. own decision? If an asset is going on the balance sheet, why not just own it? What kinds of changes are needed to the data management process to enable appropriate reporting?
