TD Centre's 21st-Century Makeover

Sir Winston Churchill once said, "We shape our buildings; thereafter they shape us." Therein lies an everlasting challenge for corporate real estate professionals: to ensure buildings and build-outs evolve along with ever-changing business needs. TD Centre, the bank's Toronto-based headquarters campus erected in 1962, is a case in point. By 2009, workplace improvements had hit a brick wall and physical barriers literally prevented the breakdown of business-unit silos and hindered enterprise-level decision making. Reinventing TD Centre required a multi-discipline, multi-faceted approach that combined leasing, portfolio and workplace strategy and environmental sustainability and required partnering among corporate tenant, landlord and service providers. This best-practices case study also illustrates how TD Bank's CRE team was able to put these major capital programs in place at the same time the economy tumbled. By all measures, financial and other, the makeover has been a success.
